Asking price vs sale price: why you shouldn't pay the sticker
Market · 24 July 2026 · 3 min read
In May 2026, the median asking price for housing in Portugal reached €3,142/m² on idealista, up 10.2% year-on-year. Keep that number — but don't confuse it with the price at which homes actually change hands.
Asked isn't sold
The asking price is what the seller wants. The deed price, measured by INE, tends to land below — sometimes well below. That gap between the listing and the transaction is often your negotiating room.
How to use it
Anchoring your offer on the asking price is starting to lose. What matters is the real market value of that specific property — sold comparables, condition, time on market. That work, done on your side, is what separates paying fair from overpaying.
