House prices in Portugal reached a new high in the first quarter of 2026: the national median hit €2,337/m², with year-on-year growth accelerating from 17.5% the previous quarter to 19.8%, according to INE data reported by idealista.
There are two readings. If you already own, it's appreciation. If you're looking to buy, it's a window narrowing — and a sign that waiting "for the dip" has cost many people dearly.
Our take
Rising numbers don't mean "buy at any price." They mean the right price on the right property matters more than ever — and that's exactly where an agent on your side pays for themselves: avoiding the overpriced home and spotting what's still below market.
In the North, where we work, the momentum is strong but entry points exist. See available homes or read where to buy between Gaia and Porto.
