Buying property in Portugal as a non-resident? Start with the NIF (2026 guide)
Guide · 21 July 2026 · 5 min read
Before you view homes, before you open a bank account, before anything: you need a NIF. It's the simplest step in the whole process — and the one most people leave until last, losing weeks because of it.
What the NIF is, in two lines
The NIF (Número de Identificação Fiscal) is your Portuguese tax number. It isn't residency, a visa, or a bank account — it's simply the number that identifies you to the tax authority. But without it you can't do anything financial in Portugal: no bank account, no CPCV signing, no IMT payment, no deed.
Do I need to be a resident? No.
Any foreigner, resident or not, can get a NIF. You don't need a visa or a Portuguese address. It's genuinely the first document we tell buyers to sort out — long before choosing a property.
Fiscal representative: who needs one
This is the part that confuses everyone:
- Live in the EU/EEA? You don't need a fiscal representative. Your foreign address is enough.
- Live outside the EU/EEA? You have two options: appoint a fiscal representative (a person or firm resident in Portugal who receives your tax correspondence) or opt into the tax authority's electronic notifications. The representative is no longer mandatory if you choose the digital channel.
In practice, most of our international buyers let their lawyer or agency handle the representative — it's a one-step thing.
How to get it, step by step
In person, at a Finanças office or Loja do Cidadão: bring your passport (or ID card, if EU) and proof of address. You walk out with the NIF the same day.
Remotely, without travelling: give power of attorney to a lawyer or the agency, who arranges it for you. This usually takes from a few days to two weeks, depending on the paperwork.
We don't sell a dream — we save you from a mistake. Sort the NIF first; it's free, it's fast, and it unlocks everything else.
What it costs
The NIF itself is free at Finanças. What can carry a cost is the fiscal-representation service, if you need it — fees vary (typically an annual charge), but it's often included when a lawyer or agency handles your purchase.
The mistakes we see
- Leaving the NIF until last, then losing the property because you can't move in time.
- Assuming you need residency or a visa — you don't.
- Appointing an unknown fiscal representative just to save money, then missing important notifications.
What's next?
With your NIF in hand, the next step is a Portuguese bank account (needed to transfer the purchase amount). From there, it's search, view and negotiate.
